Fire protection system maintenance

Fire protection systems, when installed, like other systems such as electricity, water, network, etc., need to be maintained and periodically maintained after a certain period of time after the installation is completed and put into operation to ensure safety, as well as help the system operate at its best.

According to Circular 52 and TCVN 5738/2001, there are very clear regulations that fire protection systems need to be maintained once a year and fire extinguishers need to be periodically inspected and maintained every 3 months for factories, agencies, and enterprises, and every 6 months by a unit with the expertise and capacity to maintain fire protection systems.

The basic maintenance and repair process of fire protection systems is as follows:

Fire extinguisher inspection

  • Check the pressure gauge
  • Check and seal the lead
  • Check the inspection period
  • Check the instructions on the location of the cylinder and how to use the cylinder
  • Ensure compliance with TCVN on fire extinguisher maintenance

Check the fire alarm control center, battery

  • Check the circuit board technical parameters signal
  • Check the power unit
  • Reprogram the center, control panel, light signal, keyboard, screen, program, etc. (if necessary)
  • Clean the contacts and blow the dust
  • Test the entire control cabinet after checking and maintaining
  • Make sure the battery is in good condition.

Check and maintain fire alarm equipment

  • Check the power supply, signal wire, clean and test the smoke detector by spraying a smoke generator on the smoke detector
  • Check the power supply, signal wire, clean and test the heat detector by using a blow dryer near the heat detector
  • Check the manual push button and delay button to ensure proper operation, Check the signal supply, the power supply
  • Fire alarm bell, Fire alarm siren/flashlight: check for vibration, power supply and signal wire

Checking the fire pump system

When a fire occurs, a well-functioning fire pump system is needed to quickly extinguish the fire and prevent it from spreading to neighboring areas. For the system to operate effectively, attention must be paid to system maintenance to avoid risks during use. When maintaining the system, attention must be paid to checking the operation of the fire pump control cabinet and the fire pumps.

  • When checking the status of the fire pump control cabinet, pay attention to the headlights to test whether the 3-phase power supply is sufficient.
  • Check the overload indicator light to see if any pump is overheated or overloaded.
  • Check the input voltage values ​​from the volt and ampere meter to see if they are sufficient.
  • Check the CBs to see if there are any unusual problems. The CBs must always be in the ON state, both the main CB and the control CB.
  • Test the contacts to see if they are properly closed or opened.
  • Re-measure the AC input voltage and DC output of the tank.

Finally, after completing the above steps, the technical staff will conduct an inventory of all damaged or poorly functioning fire protection equipment to take quick and timely repair and replacement measures to ensure the fire protection system operates safely and effectively.
